As mentioned above, this farm lies near the very heart of apple country in the famous Langkloof region. Veld types

The latter portion lies below the dam and pumping costs would be minimal.
Rainfall / water
The farm falls in a largely winter rainfall area, although historically, some rain is expected in most calendar months. An average year would yield around 480mm of rain here, although this has been exceeded by some margin over the last 3 years.
The farm has a very generous 112 320 m3 allocation per annum out of the river. Fortunately, a canal takes water out the river higher upstream and channels it into the large dam (58 200m3) on the farm, negating the need to lift water out of the river itself for irrigation purposes. With escalating power costs, this is going to significantly reduce the cost of irrigation going forward.

Water for the house comes from an equipped borehole that pumps into 3 x 5000 L tanks from where it is boosted through a very extravagant looking filtration system into the house.

As mentioned above, the house is a very neat face brick unit, build 6 years ago. It has 3 bedrooms (mes) a 2nd bathroom, study, open plan lounge / dining / kitchen area and double garage. The open plan area is tiled with under floor heating. The rest of the house is carpeted throughout.
A short distance from the house there is a large, open sided implement shed which, together with the house, is enclosed by an electric fence.

For anyone wanting to ease back on the pedal a bit and possibly set up a retirement option that will pay, this farm has excellent potential.
