Made up of 1 consolidated title, the Estate is 537 ha in extent.

The whole project has been designed around a wildlife eco estate. I have a dossier containing all the permissions necessary for the development of 70 units on the property. There are 7 species of introduced game already on the property including zebra, eland, waterbuck, gemsbok, Nyala, and impala as well as bushbuck, kudu, duiker, bushpig and a number of smaller critters

Veld types
As has been proven by the reserves next door, this habitat is ideal for game. The property is a blend of probably 50% savannah grassland and 50% valley bushveld. Grass species include: Eragrostis Curvula, Themeda Triandra, Cynodon and on the thicket periphery evidence of Pannicum as well as Rhodes.
Browse is a pleasing mix of mostly palatable species of the Cape Valley Bushveld biome. In the drainage lines, it is typically closed canopy, with limited sub canopy grazing, but offering excellent browse. Tree species include Wild Olive, Sneezewood, Guarri, Cape Ash, Milkwoods, 2 species of Cabbage Tree, Common Rhus and Karee to name but a few. Out of the drainage lines, the canopy opens up, allowing healthy stands of grass species to thrive in the leaf litter rich soil.

From a developmental perspective all of the hard work has been done. The Seller will guarantee that all permissions are in place and are current and the power/water reticulation is basically complete. The site is excellent in terms of its location, being close enough to Eastern Port Elizabeth and the industrial zone at Coega to be marketed as primary residence, while also being ideally situate to sell as leisure homes. Access to both the beach and water sports mecca at Colchester is a mere 12 minutes away, as is the new entrance to Addo National Park. The historic town of Grahamstown is a mere 60km to East, offering amongst the county?s best schooling opportunities, the University as well as the annual arts festival.
