Property Description

Patensie Farm
Location
The farm is slightly north of the R 331 in Patensie, 47km from Humansdorp and approximately 105km from Port Elizabeth. This farm is very accessible with only a short stretch of gravel road.
Size
The property is made up of 1 title that is 498ha in extent.
Description
This farm is mostly game fenced with the entire perimeter being 10 650m and only 2700m of this is 1,2m high stock fencing with the rest being 2,4m high. The farm contains a fair density of browser species like nyala and duiker. Comprised largely of the impressive Cape Fold Mountains that make up the foot hills of the Baviaans range, it appears considerably bigger than 498ha with all the undulating valleys and hills.
Veld
This farm is typical of the browse rich, almost montaine thickets that characterize this high rainfall belt. The quality of the browse is apparent in the incredible density of Nyala that this area supports. The bulk of the grazing is confined to the previously disturbed soils on the valley floors. Here, species are mostly limited to cynodon dactylon, which given the deep red soils and high rainfall, in very well utilized by all the grazers throughout the year. The partially shaded areas, particularly on the northern slopes show good evidence of the perennial pannicums, while the higher elevations, where the canopy thins out has a healthy covering of themedia. While the latter is an excellent summer feed, its palatability will trail off in winter. When considering stocking ratio’s I would definitely lean towards the exclusive or partial browsers, with care taken to limit the numbers of exclusive grazers.
Improvements
With the exception of an ECNC standard 2.4m game fence and a comprehensive road network, the bulk of the farm is relatively undeveloped leaving a blank canvas that can be developed into something truly spectacular.
Over the years this farm was utilized exclusively as an outdoor destination for hunting and other nature based activities meaning that livestock farming was never the core focus here so there was never a need for an elaborate water reticulation system. The neighbours have periodically leased grazing here and the water for the cattle was supplied from the neighbours farm plus a makeshift catchment area was erected using roof sheets and a gutter which feeds into a drinking trough located near the northern most corner.
There is the potential to establish citrus orchards of approximately 20ha in extent along the valley floors but this will obviously always be water dependant and since the farm is currently without any formal water source one will have to do extensive investigation into
Rainfall
The farm falls in a transition summer / winter rainfall area with an annual average of 700mm.
Water
As discussed above the farm does not currently have a water reticulation system and ideally arrangements would have to be put in place to ensure an adequate supply should one chose to conduct any farming practices.
Game species
Game species that are currently on the property include: nyala, bushbuck, duiker and given the vegetation, in all likelihood blue duiker. The neighbouring farm to the north apparently has one of the highest concentrations of blue duiker in the entire province as was the outcome of a recent university study in the area.
Conclusion
This farm is well situated, just out of Patensie and an easy 1 hour’s drive from PE. The topography and vegetation here are spectacular, affording one a host of truly outstanding house / lodge potential building sites with views to the south over the Patensie/Hankey citrus orchards and then to the north the backdrop is dominated by the towering Cockscomb Peak which marks the eastern end of the Baviaanskloof Mega Reserve. Given its’ location and proximity to significant draw card features like Baviaanskloof and the Kouga Dam, I feel its’ value would best lie in an eco- tourism based hospitality venture or perhaps even a mixed approach to include both tourism and conventional farming practices.
